Chapter 520: Strong-willed Bai Yue, Office Building Renovation Part 2

Chen Yang nodded. “Yeah! The moment I saw her yesterday, I realized I’d fallen for Bai Yue!”

The girl scoffed. “Don’t you know Bai Yue has a boyfriend? And that he’s really rich!”

“See?” The girl lifted her chin, pointing to a white Bentley Ao Lu in a parking spot across the way. “That car was a gift from Bai Yue’s boyfriend! If you’re confident you can steal her away, then just forget I said anything.”

Chen Yang looked a bit embarrassed. “How did I not know? I guess it’s because I’m always playing video games! Now I’m a junior and suddenly in a rush to find a girlfriend!”

The girl laughed. “It’s normal that you don’t know. After all, only some of us in our year are clear on the details of Bai Yue’s life.”

As she spoke, the girl turned to Chen Yang, a strange look on her face. “So, Chen Yang, how about me?”

….

Wu Yun sat in the conference room at Little Red Car, nodding with satisfaction as he watched the 3D rendering of the office building play across the screen.

“President Wu! This is our proposed Plan A.”

Wesley stood, aimed the conference room’s laser pointer at the paused 3D rendering, and said, “We’ll knock out all the original partition walls on the top floor and completely rebuild your office.”

The image on screen switched instantly. “This is your office’s floor plan. Here’s the work area, and this is the reception area. The other side is the lounge area.”

“The lounge area is laid out like a luxury suite, complete with a bathroom, a bathtub, and a spacious king-size bed. Through the floor-to-ceiling windows, you’ll be able to look down on the bustling city streets.”

The image switched again. “This is the gaming room you requested. It has your personal station, as well as a bank of five connected seats to the side so you can easily play games as a group.”

“Furthermore, the gaming room has space reserved to make it easy to add more seats in the future.”

Wesley had experience renovating Wu Yun’s villa, so he was quite familiar with his preferences. He then presented the full-scale, regulation MMA ring and the other fitness facilities.

The secretary’s office and the bodyguards’ lounge were both located near the elevator; Wesley only mentioned them briefly before moving on.

Just as Wesley was about to explain Plan B, Wu Yun’s phone rang.

Wesley tactfully fell silent, and the conference room immediately grew quiet.

Wu Yun glanced at the caller ID. It was Qi Fei. He answered without a second thought.

Wu Yun stood up and said to Li Qiuliang and the others, “You all take a look at the renovation plans for the general office spaces first. I need to take a call.”

With that, he walked out of the conference room.

“Feifei! How did it go? How bad was Bai Yue’s reaction?”

Qi Fei’s voice came through. “You total player! I must really be paying off a debt to have met you.”

“Hee hee hee!” Hearing Qi Fei laugh, Wu Yun asked, “That’s what Bai Yue said, wasn’t it?”

“That’s right! I was in the car with her, listening to her complain about you for the longest time! It was all about you! But don’t worry, things are basically resolved. The next time you video call her, you won’t have to make us hide.”

Wu Yun breathed a huge sigh of relief at Qi Fei’s words. He had been all set to fly directly to the Capital City that afternoon.

Since things weren’t as bad as he had imagined, Wu Yun set aside that impulse.

“Don’t you dare video call Bai Yue right now! I just finished telling her how busy you are today! The four of us will have a video conference together tonight!”

“Then in October, we can all get together in Rongcheng! I haven’t even stayed in the Rongcheng villa more than once!”

“The four of us can have a picnic in the garden, drink a little wine, and have a heart-to-heart talk.”

Wu Yun listened in silence as Qi Fei described her hopes and plans. He hadn’t heard her talk this much in a long time; she seemed particularly excited today.

Half an hour later, Wu Yun hung up the phone and returned to his seat in the conference room.

“President Wu! You’re just in time!” Li Qiuliang said with a smile. “We were just debating the pros and cons of Plan A versus Plan B for the offices.”

“The two plans from Engineer Wei each have their pros and cons. One plan is to simply do a uniform refresh of the existing decor and furnishings.”

“The second is to tear everything down and start over, since our other subsidiary companies will need new layouts for their wiring and cable runs anyway.”

“President Wang and President Ling’s opinion is to tear it all down and rebuild. President Tang and I are waiting to hear your thoughts. After all, we aren’t in a particular hurry to move offices.”

Although Li Qiuliang said he was waiting for Wu Yun’s decision, everything he said between the lines supported a complete teardown and rebuild.

“The first plan requires very little time—a one-month construction period. If we tear everything down and redecorate, the projected timeline is over three months, and it will cost significantly more.”

“And with some of the existing tenants not yet cleared out, our move-in date would have to be delayed even further.”

Wu Yun listened to the report, his fingers tapping on the conference table as he fell into deep thought. The others didn’t dare to disturb him.

“By the way, what’s the price difference between the two plans?”

Wesley said with a smile, “President Wu, the price difference between the two plans is huge. The repair and renovation is priced between 2 and 5 million.”

“But if we tear it down and start fresh… for all 11 floors, not including your own, the total cost including demolition is estimated at 1,500 to 1,800 yuan per square meter. That’s because I’m designing it as a high-end office building per your specifications.”

Wesley, apparently remembering that Wu Yun wasn’t familiar with the specific area, added, “It’s eleven floors total, with each floor being around 1,500 square meters. The renovation is estimated to cost between 24 and 30 million.”

“The benefit of tearing down and rebuilding is that we can divide the office areas according to your company’s various departments and reserve space for future growth.”

Wesley said with a smile, “President Wu, since you aren’t short on funds and the company isn’t in a hurry to use the offices…”

“Therefore, I personally recommend choosing the complete teardown and rebuild. After all, we’ve gone and looked at the original decorations, and many areas are aging and outdated.”

I had to admit, besides being an excellent designer, Wesley could also be a top-notch salesperson.

Wu Yun nodded. “Engineer Wei has a point. Since the top floor is being torn down and rebuilt anyway, we might as well tear everything down and start over.”

“I’m not short on time, but I want it to be comfortable to work in for years to come. A good environment will boost employee motivation considerably.”

“Manager Liu!”

Hearing Wu Yun’s voice, the property manager sitting at the far end of the table immediately stood up, looking a little nervous. “President Wu! Do you have any instructions for me?”

Wu Yun tapped the tabletop with his capped pen. “Can the remaining tenants be cleared out before October first?”

Manager Liu hesitated for a moment. “President Wu, the lease of the last remaining tenant expires on October seventh.”

Wu Yun wasn’t an inflexible man, so he turned to Wesley and asked, “Engineer Wei, will a few remaining tenants affect construction?”

Wesley shook his head and said frankly, “President Wu, the initial demolition work doesn’t require the building to be completely vacant. We can demolish the other floors first and clean out those tenants’ offices last. This way, you won’t have to pay any extra fees to clear out the tenants.”

Wesley’s words made Manager Liu let out a sigh of relief. He knew that dealing with those tenants was a difficult business. If they decided to stick to the letter of their contracts, there would be nothing he could do, no matter how many solutions he proposed.

Manager Liu immediately shot Wesley a grateful look, deciding that he would have to thank Wesley properly after the meeting for helping him out of a bind.

When construction started, perhaps he could be of some help and repay the favor.

Not that he had the guts to accept bribes and act unscrupulously, though.

Wu Yun nodded. “Alright. Then we’ll tear it down and rebuild.”

“After this, all of you go back and hold separate meetings to discuss the division of functions and office allocation.”

Seeing Wesley’s assistant rapidly recording the minutes, Wu Yun added, “I’ll have to trouble you, Engineer Wei, to run between the different companies, participate in their meetings, and incorporate their ideas into the design.”

“Alright! Let’s get back to the 20th-floor renovations. I feel there’s still a bit too much empty space. Add a multi-purpose conference room. When it’s not in use, it can function as a movie screening room. I want it to have a real movie theater effect.”
